Brittas Cottage Renovation and Extension
Renovation and extension to existing cottage with light touch site landscaping. The development to provide:
- Open plan kitchen, living and dining.
- Flexible space: Snug / Playroom.
- Utility with lots of storage.
- 3No. bedrooms (modest in size).
- Possible 4th bedroom / guest room.
- Family bathroom.
- Shower room.
- Main bedroom to have a changing area and ensuite.
- External shed.
- Outdoor patio area.
Other preferences: – Prefabricated build with SIPs (or similar) – Polished concrete floors. – Timber cladding. – Heating and energy technologies to include UFH, air-to-water heatpump, roof mounted PVs. Maximise solar gains. Maximise the views of landscape.
The design principles and conceptual ideas outlined in the development sketches section start with getting the spaces in the right place and manipulating the volumes to fit-in with the scale of the existing cottage. The extension is orientated to enable daylight to reach the main living and sleeping spaces as well as to focus on views of the landscape.
The day-to-day living spaces are all arranged to maximise the south sun with lots of access to garden. Circulation is kept to the roadside so as to act as a buffer from noise, overlooking, etc.
The sense of space is heightened through the use of varying sized windows. Picture-frame windows capture key features or landscape details while the large format glass units provide uninterrupted views and access to the garden helping to blur the boundary between inside and outside. In terms of the site entrance, it is proposed to relocate further down the site to allow for a more appropriate approach as well as providing better sight lines. Parking will be located in the forecourt adjacent to the main entrance which maintains a good public / private relationship. The external storage is integrated into the add-ons of the existing cottage.
